    My Fiance and I have been house hunting for about 4 months. Wed. we walked into a house and it immediately felt like home. We made an offer and the seller approved it in under 24hrs. Unfortunately it's a Short Sale, which is really all there is around here, so now we're at the mercy of the Bank. Man! We're sooo excited! Apartment living isn't bad but we currently have 800sq feet of living space and the home we're offering on is a 4/2 1700sq ft, fenced in back yard, has it's own well for sprinklers (which you can't drill here anymore), a nice screened in porch, a small pavilion, Childs swing set/playground, and a pool (luckily I'm a pool tech so I know how to handle them well). The house hasn't been recently updated but it's new enough where we can modify stuff with paint and new hardware. Also, the house has really good bones so we'll be able to do a lot with the floor plan, in time. We're avid DIY Network watchers so we've seen a lot of stuff we can do, just need to put it into practice. Almost forgot, there's a PERFECT! place in te step-down living room for a nice big tank :). I'll certainly update this thread with pics of the place once, hopefully, everything goes through and meets inspection. HAHA! Im so excited! HURRY UP BANK!

    Congrats! Good luck on the short sale. Our house went into a short sale after the offer was accepted, we ended up having to wait about three months, but it was well worth it! The only issue was that the house was sold "as-is" due to the short sale, and we couldn’t renegotiate anything after the inspection.

    The people are still occupying the house and they seem to keep up with it very well so hopefully everything will pass the inspection, if it comes to that. The roof was pit on by a licensed company in 06', the pool motor is relatively new, and the screened in patio was also done by a licensed contractor. So it doesn't seem/feel like there is anything shady going on. Plus, in our contract we've asked for a home warranty to cover anything that needs replacement if found during inspection.

    Thx guys! It's more than an exciting time; marriage and possibly house. Our realtor told us the bank the previous owners dealt with are fast acting so hopefully we know soon. I'm sure I'll be coming on here to get done DIY tips.

    Good luck! There are some great deals to be had out there. My house was a foreclosure, and I only looked at foreclosures and short sales as well (they were the only houses that were in my budget). It's a huge learning experience, but it's a ton of fun. How about pics of the house?! :D

    That's all the pics available. It's a split floor plan. If your looking at the pic that's looking into the kitchen through the breakfast the living room is a step-down area directly to the left of that, along with the master bed/bath. My Fiance drove by tonight for :pooh: and giggles. Apparently theyre having a small party, hopefully in celebration of selling their place... Obviously.

    It looks very nice! Not your typical short-sale (usually they are not well taken care of). I will be so happy for you guys if you get it!

    Nice find :Cheers: Wish you nothing but the best I hope homes like that are still around in 10 years when I retire can't beat it......You can't buy a 2 car garage for that up here :mrgreen:
